The site stretches to the train tracks just west of the massive Bay Meadows redevelopment and is a stone’s throw from the recently approved Hillsdale Terrace housing project.
The business has been in the Leong family since the 1930s and Ah Sam grew over the years into a prosperous floral business at the San Mateo locale. But now, nearly 70 percent of the site is currently unused as vacant greenhouses line the rear of the property, Paris said.
While the family plans to sell the land, loyal customers are reassured Ah Sam’s business isn’t going away. Instead, the Leongs are looking to downsize their current retail space, relocate some of the operations off-site, and occupy the ground-floor commercial portion of a new development, Paris said.
The property was publicly listed on the market earlier this year after a $21 million agreement fell through last year. A Southern California-based builder was under contract for the site when they backed out last minute, Paris said.
However, it means a good amount of due diligence has been done to assess what is feasible on the site. The conceptual proposal for a five-story building with about 160 units would meet all of the city’s zoning codes once a state-density bonus is applied, he said. The project would also include a portion of below-market-rate units, Paris noted.
A severe deficit of housing units to accommodate the region’s prosperous job growth has made transit-oriented, mixed-use development proposals a hot commodity for both cities and investors.
Across the street along the 2600 block of El Camino Real, the city recently approved 68 condominiums and nearly 13,500 square feet of commercial space as part of the Hillsdale Terrace proposal. Bay Meadows, the 180-acre revamp of the former horse race track, is also nearby and, when complete will include nearly 1,100 housing units along with office and commercial space. Developers of those two projects have cited the proximity to the Hillsdale Caltrain station and future grade separations as prime perks for the infill sites.

Florence (Roscover) Carara of Pueblo; children, Jerry Patterson of Rocky Ford, Nancy (Neil) VanDyk of Rocky Ford, Karen (Darrel) Arrington of Hillsdale, Oklahoma, Karla (Bill) Walker of Rio Rancho, New Mexico, Debbie (Barney) Anderson or Fort Collins, Colorado and Mike (Melody) Roscover or Laredo, Texas. She was very proud of her numerous grandchildren and great-grandchildren.
Marge was preceded in death by her parents, Carl and Isabel, her son, Randy Patterson, and her brothers-in-law, Carrol Donelson, Pete Strizich, Clarence Roscover, Malcom Roscover and sister-in-law Mary-Ann (Roscover) Martin.
Services will be at 10 a.m. on Saturday, April 23, 2016, at Community Presbyterian Church with Pastor John Dell officiating. Interment will follow the service at the Hillcrest Cemetery in Rocky Ford, Colorado. In lieu of flowers the family requests memorial funds be directed to the Rocky Ford Fire Department/New Building Fund; 203 S. 9th, Rocky Ford, CO 81067.

Diana was born to Elwin King and Lois (Thompson) King on February 26, 1944, in Hillsdale, Michigan. She spent her early childhood years in Michigan and had lots of joyful memories of her mischievous activities with her many cousins.
After living a few years in Washington State, her family moved to Sutherlin, where Diana graduated from high school in 1962. Diana was a member of a well known prize winning drill team that marched in parades at many cities in the western United States.
Diana joined the U.S. Air Force in April 1963 and spent most of her four years at Amarillo, Texas A.F.B. where she worked in very high level Air Force Security. Diana was very excited and pleased to be selected to “sight in” hundreds of 25 caliber rifles for the U.S. Air Force at Amarillo. At the time of her discharge in 1967, she declined an offer of another promotion in rank and a special security position in Washington, D.C. if she would remain in the Air Force.

Representatives. After the Rauner administration sent a memo to various state agencies about a proposal for merit pay, Hillsdale Democratic Representative Mike Smiddy questioned the governor’s overall approach at the bargaining table.
“It’s either his way or the highway and I don’t think that’s the proper approach to have and if you’re a public employee and a member of the union you do not want your bargaining team to give in to some of these demands.”
Smiddy said the governor’s demands would hurt middle class families. Downers Grove Republican Representative Ron Sandack said Smiddy’s comments are tired and strained logic and quote “tripe” union talking points.
“Okay. I guess you can continue to tow that really tired union line or you can say ‘we gotta work differently because, frankly, resources are exceptionally scarce,’ and we’ve gotta figure out ways to do more with less.”
Sandack says incentivising people to find savings is a tried and true way to get people to do more and reward them accordingly. The Rauner administration and AFSCME are on their third tolling agreement of a contract that expired over the summer.
Report: Auditor General made last minute “cash call” before being sworn inA recently published report says Illinois’ new Auditor General put out a call for campaign cash just before being sworn into the constitutional office. The Illinois Times newspaper reports new Auditor General Frank Mautino collected $17,500 in donations during the final quarter of 2015, with the majority coming in between when his nomination was approved by the General Assembly October 20th and when he was sworn in December 7th. Mautino, who served for years as a Democratic Representative for Spring Valley, zeroed out his campaign fund just before being sworn in — according to the report — spending over $21,000 on a variety of things like meeting expenses, gasoline, flowers for funerals of supporters, and money for the Putnam County Democratic Central Committee for a Christmas party. Susan Garrett, a former Democratic lawmaker and chair of the Illinois Campaign for Political Reform says Mautino didn’t break any campaign laws but his interest in raising campaign funds just after being confirmed raises questions. Garrett says soliciting campaign funds during that time frame diminishes the trust and faith taxpayers expect from that office and Mautino should return the contributions and start his tenure with a clean slate. Mautino replaces William Holland who retired at the end of last year.
COGFA report for December revenueDespite taxpayers keeping more of their income because of the decrease in the income tax rates, personal income tax revenue for the state performed marginally better than expected for the month, even though revenue for the state is down from the year before. That’s according to the Illinois Commission on Government Forecasting and Accountability which says overall base revenues declined over $484 million in December. At 33, Sara Hill is the daughter-in-law of store owners Keith and Sheri Hill and, with her husband Andy, is poised to take over the company's management in the coming years.
"I think it's ridiculous that any business would turn away a gay couple," she said. "As a business, you're shooting yourself in the foot to deny anybody."
Hill said she doesn't have strong religious beliefs, characterizing herself as "either a humanist or an atheist," but noted that neither perspective is relevant when it comes to serving Beaverton's diverse communities.
"On a daily basis, we are delivering to lots of clients and we have to know a little about their traditions in order to serve them," Hill said.
Hill said she is in charge of the floral shop's greeting cards and has made it a point to expand the inventory beyond "Mr. and Mrs." to include "Mr. and Mr." and "Mrs. and Mrs." options.
"I really don't get it," she said of the Gresham bakers' refusal to bake a wedding cake. "All you're doing is selling something to someone. You're not invited to the wedding. You're not involved once the transaction is done. "
That anyone would refuse service on account of religious principles just doesn't make sense, Hill said.
"Most religions teach love and kindness and acceptance and compassion," she said. "So if you're going to be ascribing to religious values, discriminating against someone does not play into that."
